Info for Buyers/Sellers
FOR BUYERS (for more information click here)
What you should know:
When a home is placed on the market, the seller has established an asking price and other terms. In effect,
this is an offer. At this point, you have three choices: accept the seller's offer and create a contract, reject it
and not make an offer, or suggest different terms and make a counter-offer. If you choose this last option,
the seller may accept, reject or make a counter-offer.
How we will work together:
No aspect of the home buying process is more complex, personal or viable than bargaining between buyers
and sellers. This is the point where the value of your real estate broker is clearly evident because he or she
knows the community, has seen numerous homes for sale, knows local values and has experience
negotiating real estate.
FOR SELLERS
5 Things to Do Before You Sell
  1. Get estimates from a reliable repair person on items that need to be replaced soon, such as a roof or worn carpeting, for example. In
this way, buyers will have a better sense of how much these needed repairs will affect their costs.
  2. Have a termite inspection to prove to buyers that the property is not infested.
  3. Get a pre-sale home inspection so you’ll be able to make repairs before buyers become concerned and cancel a contract.
  4. Gather together warranties and guarantees on the furnace, appliances, and other items that will remain with the house.
  5. Fill out a disclosure form provided by your sales associate. Take the time to be sure that you don’t forget problems, however minor,
that might create liability for you after the sale.
